Tenant Referencing
People will not openly admit “I’ve got 3 CCJ’s and I’ve been bankrupt”. So we find out. Credit referencing. Identity verified and pre-agreed with you so you’ve got peace of mind. If we’re in doubt then we’ll let you know.

 

Paperwork
Tenancy agreement, inventory, standing order mandate, gas safety certificate...time consuming and mind blowing but unavoidable and essential. We will prepare and sign the paperwork on your behalf.

Finances
We take receipt of the first month’s rent (which is forwarded to your account minus our fees).  We set up the bank standing order so that all subsequent payments are paid directly into your account.

Tenancy Deposit Scheme
The bond a tenant pays must be protected in a Government authorised scheme. We can advise on the ones available to you.

Tenant communication
A good relationship with tenants is the key to a smooth-running tenancy.  As your property manager, building this positive relationship is our job. 

Move in
We do everything to ensure that your tenant is moved into your property with the minimum fuss.  This includes getting the utilities put in the tenant’s name, advice on Council Tax, bin days, the locality and anything else to make the tenant feel at home!

Inventory
With the advent of deposit protection, we believe that an impartial inventory clerk is the only way to have peace of mind that the contents and schedule of condition of your property is properly recorded at the beginning of the tenancy. 

Move out
As part of this service we check the condition of your property with the tenant, against the initial inventory.

Renewals & Terminations
We touch base with the tenant in advance of their contract coming to an end so that we can respond accordingly and start re-advertising your property the minute we know it’s coming available.

Inspections
We are committed to safeguarding you and your property in the event of any potential dispute with your tenant so we carry out a thorough inventory as arranged with yourself. 

Maintenance
Repairs are almost inevitable and can be a real headache for landlords. We take the stress out of any maintenance issues and just liaise with you on the advised solution and any additional costs over and above that stated in the agency agreement to avoid any unpleasant surprises!

Liaison with developers and management companies
Bought a brand new property?  We will iron out any teething problems and collect keys on your behalf.

Finances
We provide timely monthly financial statements and pay monies directly into your account.
